Pending home sales spiked a stunning 44.3% in May compared with April, according to the National Association of Realtors.
That is the largest one-month jump in the history of the survey, which dates back to 2001. It beat expectations of a 15% gain. Sales were still 5.1% lower compared with May 2019, however.
Pending sales measure signed contracts on existing homes, so it shows that buyers were out shopping during the month of May. Sales had fallen 22% for the month in April, as the economy shut down to slow the spread of the coronavirus.
“This has been a spectacular recovery for contract signings, and goes to show the resiliency of American consumers and their evergreen desire for homeownership,” said Lawrence Yun, NAR’s chief economist. “This bounce back also speaks to how the housing sector could lead the way for a broader economic recovery.”
The market, however, still needs more supply, Yun noted. “Still, more home construction is needed to counter the persistent underproduction of homes over the past decade.”
The supply of existing homes for sale at the end of May was nearly 19% lower annually, according to the NAR. Single-family housing starts in May were not as strong as expected, although building permits, a measure of future construction, did gain some steam.
The supply of homes is still extremely low, but is improving in some markets. Active listings were up by more than 10% for the month in San Francisco, California, Denver and Colorado Springs, as well as Honolulu.
Buyers came back to the market despite restrictions on open houses in many states. Real estate agents are offering virtual tours as well as individual tours of empty homes, where buyers can open a lock box and tour the homes themselves. Some buyers are signing contracts on homes they’ve never even entered physically.
Rock-bottom mortgage rates are also helping buyers in a market that remains pricey due to high demand. The average rate on the 30-year fixed mortgage started May around 3.20%, according to Mortgage News Daily. By the start of June it was falling below 3%.
Sales of newly built homes, which are also measured by signed contracts, jumped nearly 17% in May, compared with April, and were 13% higher than May 2019, according to the U.S. Census. Builders have been seeing strong demand from buyers looking to leave densely populated urban areas. They are also benefiting from the shortage of existing homes for sale.
While the recovery was swift in May, the future is not exactly set, especially given the latest spikes in cases of Covid-19.
“Emerging virus hot spots in the South and West could derail the improving trend,” said Danielle Hale, chief economist for realtor.com. “For now, demand remains resilient, but we’re watching the new listings trend as it’s a good indicator of what’s ahead for home sales.”
Regionally, pending home sales in the Northeast rose 44.4% for the month but were down 33.2% from a year ago. In the Midwest, sales rose 37.2% monthly and were down 1.4%annually.
Pending home sales in the South increased 43.3% month-to-month and were up 1.9% from May 2019. In the West sales jumped 56.2% monthly and were 2.5% lower annually.

The pandemic has permanently altered the way people shop. But beyond a more obvious emphasis on e-commerce in general, experts say a desire for efficient and safe shopping is likely to become the norm — and that could be good news for deep-discount and big-box retailers like TJ Maxx, Walmart, and Target.
For deep-discount — or off-price — chains like TJ Maxx and Ross, having diverse categories of merchandise will be a major benefit moving forward.

“The assortment in a lot of these off-price retailers almost mirrors a mall within a store,” said Brett Rose, the founder and CEO of United National Consumer Suppliers (UNCS), which globally distributes manufacturers’ overstocks and closeouts to discount retailers. “Walk into a [TJ Maxx] and with a few exceptions, there’s no categories you can’t find. Food, lawn and garden, stationery, intimates — it’s all there.”
To Rose, whose company sources merchandise to retailers like Home Goods, Macy’s, and Sam’s Club, off-price chains with a larger variety of merchandise in their stores will benefit from a new trend among consumers that will focus on shopping mainly for essential items.

In a livestreamed Zoom conversation with CEO of the National Retail Federation Matthew Shay, CEO of Tractor Supply Company Hal Lawton offered a similar analysis. He said that the retailers that offer products from multiple different categories will likely be the leading destinations for shoppers of the future.
“Customers don’t want to go to a retailer where they can only buy one category,” he said, according to a CNBC report.
Lawton, whose company has been a top-performing retail stock on the S&P 500 amid the pandemic, also said that the shopping trends picked up during this time are here to stay, namely the tendency to order online and opt for curbside pickup. Such options offer the dual benefit of saving time and allowing for less interaction in the store.
More shoppers might not translate into more foot traffic
This renewed focus on efficiency and away from a “browsing” mentality is likely to drive more people to opt for stores like Walmart and Target that conveniently offer a wide array of essentials. And while this trend could mean more business for these stores, the boon might not necessarily translate into heavier foot traffic.
“I anticipate that traffic will be down but that conversion rates and average basket size will likely rise,” Neil Stern, a senior partner at the consulting firm McMillanDoolittle LLP, told Business Insider in an email interview. “This could be a net positive for retailers best positioned to gain [from] these trips which does include the discounters.”
Stern said the rise in e-commerce could also contribute to a change in consumer habits and like Lawton, said he expects curbside pickup to become an important feature in shopping moving forward, thanks to its emphasis on safety and convenience. More shopping online and the tendency to come to the store for larger, less frequent trips translates to less foot traffic in these stores overall.

Despite predictions for less traffic, data from a June report from the foot-traffic tracker Placer.ai shows that off-price stores like Burlington Coat Factory, Ross, and TJ Maxx have rebounded in foot traffic since the reopening process began in May, exhibiting a quick return to “normalcy” in terms of visits.
“The combination of pent up demand, their value orientation, the excitement about an increased inventory from a missed season, and the continued pull from the ‘treasure hunt’ element of their offering is incredibly compelling for consumers,” read an addendum to the report that was shared with Business Insider.
However, the rush to return to stores that has characterized the off-price sector as of late might not be mirrored in other sectors. According to Vicki Howard, a retail historian and lecturer at the University of Essex who authored the book “From Main Street to Mall: The Rise and Fall of the American Department Store,” people fearing for their safety will likely be a major theme in shopping habits moving forward and could also impact how and where people choose to shop.
“For some, however, small or local retailers might seem a safer option,” Howard wrote in an email to Business Insider. “It really depends on how the stores set up social distancing and handle crowds as well.”

WeWork cofounder Miguel McKelvey is leaving the company at the end of the month.
McKelvey, who founded WeWork with Adam Neumann in 2010, is one of the last executives remaining at WeWork since SoftBank took control last year. He leaves amidst mounting challenges at the company, including a new class action lawsuit over its failed 2019 IPO.
In an email to staff obtained by CNBC, McKelvey wrote, “After ten years, I’ve made one of the most difficult decisions of my life.”
“While it’s hard to leave, and I know there is a lot more work to be done, I could only make this decision knowing this company and our people are in good hands,” he said.
Throughout WeWork’s spectacular rise and fall, McKelvey took a backseat to Neumann. He was seen as the design brains, leveraging his background as an architect to redefine office space, while Neumann raised billions of dollars and expanded the mission with forays into education and co-living.
After Neumann stepped down as CEO last year, McKelvey stayed on as Chief Culture Officer and continued to work with new leadership implemented as part of SoftBank’s bailout in October that gave the Japanese conglomerate 80 percent ownership.
Forbes estimated that McKelvey’s net worth fell to $900 million from a peak of $2.9 billion after SoftBank’s bailout. But since then, SoftBank has pulled out of the tender offer portion to buy $3 billion worth of WeWork shares from investors, potentially further reducing McKelvey’s paper worth.
McKelvey’s departure also underpins WeWork’s dramatic public transformation from one of the fastest growing startups in the world — once valued at $47 billion — to a real estate operator last valued at $2.9 billion.
Other departures over the last year include WeWork’s chief technology officer Shiva Rajaraman, head of real estate Aaron Ellison and four board members.

RIO DE JANEIRO (AFP) – It has not gotten much attention with the world focused on coronavirus, but deforestation has surged in the Amazon rainforest this year, raising fears of a repeat of last year’s record-breaking devastation – or worse.
Deforestation in the Brazilian Amazon hit a new high in the first four months of the year, according to data released Friday by Brazil’s National Space Research Institute (INPE), which uses satellite images to track the destruction.
A total of 1,202 square kilometres of forest – an area more than 20 times the size of Manhattan – was wiped out in the Brazilian Amazon from January to April, it found.
That was a 55 per cent increase from the same period last year, and the highest figure for the first four months of the year since monthly records began in August 2015.
The numbers raise new questions about how well Brazil is protecting its share of the world’s biggest rainforest under President Jair Bolsonaro, a far-right climate change skeptic who advocates opening protected lands to mining and farming.
“Unfortunately, it looks like what we can expect for this year are more record-breaking fires and deforestation,” Greenpeace campaigner Romulo Batista said in a statement.
Last year, in Bolsonaro’s first year in office, deforestation soared 85 per cent in the Brazilian Amazon, to 10,123 square kilometres of forest.
That loss – nearly the size of Lebanon – fueled worldwide alarm over the future of the rainforest, seen as vital to curbing climate change.
The destruction was driven by record wildfires that raged across the Amazon from May to October, in addition to illegal logging, mining and farming on protected lands.
The trend so far in 2020 is all the more worrying given that the usual high season for deforestation only starts in late May.
“The beginning of the year is not the time where deforestation normally happens, because it’s raining, and it’s raining a lot,” said Erika Berenguer, an ecologist at Oxford and Lancaster Universities.
“In the past, when we see deforestation increase in the beginning of the year, it’s an indicator that when deforestation season starts… you’re going to see an increase, as well.” Bolsonaro this week authorised the army to deploy to the Amazon to fight fires and deforestation from May 11.
He also deployed the army last year, after facing scathing international criticism for downplaying the fires.
Environmentalists said a better plan would be to give more support to Brazil’s environmental protection programs.
Under Bolsonaro, environmental agency IBAMA has faced staffing and budget cuts. Last month, the government fired the agency’s top environmental enforcement officer, after he authorised a raid on illegal miners that was broadcast on television.
Another problem with the government’s military strategy, said Berenguer, is that it has focused exclusively on fires.
That ignores the fact that fires are often caused by illegal farmers and ranchers bulldozing trees and then burning them, she told AFP.
Addressing only the fires “is like me taking paracetamol because I have a toothache: it’s going to reduce the pain, but if it’s a cavity, it’s not going to cure it,” she said.
The coronavirus pandemic is only making things more complicated in the Amazon region.
Brazil, which holds more than 60 per cent of the Amazon, is the epicentre of the pandemic in Latin America, with nearly 10,000 deaths so far.
The state of Amazonas, largely covered in forest, has been one of the hardest hit.
With only one intensive care unit, the state has been overwhelmed by the outbreak.
There are also fears of the potentially devastating effects the virus could have among indigenous communities, which are historically vulnerable to outside diseases.
With attention, resources and lives taken away by coronavirus, the fear is that officials, environmentalists and inhabitants could have less capacity to protect the forest.
The mayor of the state capital, Manaus, Arthur Virgilio, drew a link between the two tragedies this week in an appeal for help from world leaders.
“We need medical personnel, ventilators, protective equipment, anything that can save the lives of those who protect the forest,” he said.
It is unclear whether the pandemic will have an impact on deforestation, but the fact that they have surged in tandem in Brazil is cause for concern.
“There is a web of connected factors (driving deforestation), and in the context of coronavirus, things are even more worrying,” Greenpeace Brazil spokeswoman Carolina Marcal told AFP.
